Property Technica, Inc. leased properties in Eaton and Greeley, Colorado which qualify as target housing. EPA alleged a failure to comply with requirements of the Lead Disclosure Rule for at least 4 of these leases. For one of these leases, the company failed to provide the lessee with the required lead hazard information pamphlet, and failed to include both the Lead Warning Statement and a statement by the lessor disclosing the presence of known lead-based paint and/or lead-based paint hazards or indicating no knowledge of such. For 3 additional leases, Property Technica failed to obtain a statement from the lessees affirming receipt of the lead hazard information pamphlet. The company agreed to a $37,000 penalty to resolve the alleged violations.
